The conversion of a mid-19th-century heritage-protected granary, combined with a modern addition of glass and steel, originated from the first international architectural workshop in the Czech Republic. The winning project by the Austrian studio Baumschlager Eberle, in collaboration with architect Pavel Hnilička, features a distinctive atmosphere blending the old with the new.

The original 130 meter long building, retains its cast-iron columns and brick vaults and connects to the adjacent Kotelna building. The structure forms an entire city block along the street. On the ground floor, there are studios and commercial spaces that contribute to the vibrant atmosphere on the street. Loft-style mezzanine apartments of various sizes are inserted into the window grid, each with views towards both the street and the inner courtyard.

The modern addition to the building consists of three distinct volumes, each with its own communication core. The entire development is wrapped in a glass façade, a signature element of Baumschlager Eberle, which allows for the regulation of privacy. The project offers elegant, mostly loft apartments, with balconies, terraces, underground parking, and a garden in the inner courtyard, ensuring high-quality living standards for the residents.
